Predictions for prime location property prices into 2012 are that prices will remain stable in the first half of the year although buyers will be thin on the ground. The number of sales will pick up considerably in the summer caused by continuing economic uncertainty in Europe and the States linked to improved exchange rates of overseas currencies with the Israeli shekel.
The factors for this are firmly based on the limited number of resale quality apartments first line to the sea in places like NETANYA (South Beach, Nitza Boulevard, and Ir Yamim) and in HERZLIA PITUACH.
Added to this has been the slowdown in the number of new prime location apartment projects. Builders and developers are not inclined to start up new apartment construction in expensive projects until they see a return to the market of overseas buyers in larger numbers.
NETANYA REAL ESTATE advises our clients to grab whatever prime properties are currently on the market at prices up to $750,000 for 3 or 4 bedroom apartments. Builders and developers are telling us that their starting prices in future projects will begin from $850,000.
It is still possible to buy beautiful and reasonably new apartments in south Netanya with balconies and some sea view up to a 400 meter walk to the beach at prices from 1,700,000 Shekels (approx 290,000 Sterling)
