ISRAEL – TOP OF THE WORLD !

 I bet you never thought you would see a headline like that, but now it’s official.

Israel officially topped all other countries in home sales and property price increases in 2009.

As a comparison, American home sales fell by 23% in 2009.

Within Israel, the Central Bureau of Statistics released figures that showed a 13.4% increase  in 2009 over the previous year.

Here are the most popular cities shown by an increase in property purchases in 2009 over the previous year.

NETANYA   +  61.9%

JERUSALEM  +42.9%

MODI’IN  + 42.2%

PETACH TIKVA  +  37.3%

REHOVOT  + 35.3%

ASHDOD  + 25.6%

TEL AVIV pulled a minus, but the figures did not include private purchasing groups which was a significant factor in Tel Aviv’s luxury apartment sales in 2009.  Purchasing groups also showed up prominently in NETANYA and this real estate phenomenon is increasing into 2010.

 

AMAZING ISRAEL!

Who would have thought that Israel would  have avoided the economic disaster that struck Britain and the USA.

Israel became a rock of financial strength and security through 2009.

This was mainly due to the steady hand of Stanley Fisher as head of the Bank of Israel.

From the end of 2008 and throughout 2009 we loudly recommended that you should withdraw some of your financial holdings from your home country and invest in the Israeli real estate market.

Now let me give you a second amazing fact about Israel.

Official statistics will show that Israel was Number One on a world scale for property prices per country with an average gain of 12%.

Only one other country showed a double digit increase in property prices in 2009. Quite a number of countries showed heavy losses.

Within Israel, Netanya headed the growth with some locations of the town showing a 21% growth in property prices.

Israeli predictions for 2010 highlight a continuation of property price increasesin Central Israel ( from Netanya down to Rishon leZion).

The factors include lack of land for future developments in the small central area of the country linked to the increasing demand for this location.

The country’s population is growing, Aliyah from major Western countries has increased. Israel’s population is now over 7,500,000.  This adds to the pressure for centrally-located properties.

The Israeli Government, in an attempt to reduce property values,  intends to release Government-held land, but these are located up in the Galilee or down in the south of the country and the transportation infrastructure will take years to allow commuting to the centre.

These factors show a certain rise in property values for places such as Netanya, Raanana, and parts of Tel Aviv.

There is also a dire shortage of apartments in Herzlia Pituach and no new projects are slated to begin in 2010.
